In the spring, as the green buds begin sprouting to liven up the fading winter landscape, so do new homes on the housing market. With spring comes an explosion of new listings as well as the clear, mild weather that motivates us to break out of the winter doldrums and get out there to search for our perfect homes.

Here are some advantages to buying a home in spring:

More inventory in the housing market during Spring

In the winter months, inventory can drop because many people don’t want to deal with a move during the busy holiday season.So, when winter ends, all those homes return and the once barren market springs back to life. There are deals to be found in winter for sure, but spring is the season to buy if you want to have a lot of options.If there isn’t a home available in your most desired neighborhood in the winter, there will very likely be one for sale there in the spring. If there are no homes with the specifications you are looking for – four bedrooms, three-car garage, upstairs fireplace, large back porch, anything you have in mind – you’ll likely find homes with them in the spring. But don’t wait until summer, they could be gone.

Warmer weather means a hotter market

 The warmer weather not only warms up the market, but it also energizes properties and neighborhoods. In the spring, you’ll get a better sense of what a property looks like with green grass and full bushes and trees. The sun shining down on the home will make its selling points and its amenities more visible, allowing you to better assess the value of the home. You may not have noticed the gorgeous roof underneath a light snow. Also, the warmer weather brings the neighborhood back to life. By the end of winter, most of us are tired of days spent indoors avoiding the chill. And in the early days of spring, neighborhoods bustle with activity from those restless to get back outside. Spring is an outstanding time to gauge whether or a neighborhood is a good fit for you. Take a drive through on a spring weekend and you’ll be able to tell right away how active of a community it is.  

Great timing to move for your family

Once you find the house of your dreams, it could take a month or more to complete the buying process and actually get settled into the home.  This could prove to be outstanding timing, especially if you have kids. If your move-in date is close to the beginning of summer, you’ll be giving kids an entire summer to get acclimated to their new neighborhood and new town. You can get them involved in summer sports leagues or day camps where they can make friends to alleviate some of the new kid in school nerves that come with the new school year.
