Why Fall is a Great Time to List Your Home

Fall rivals spring as the best season to list your home. While both times of year have great weather and eager buyers, either fresh from winter or about to head into it, fall has an advantage spring doesn’t – the nostalgia, warmth, and family togetherness of the season. Those sentiments are very strong, and a savvy seller can use the season to help buyers connect emotionally to a home.
Here are three reasons why fall is an amazing time to list your home:

The weather is ideal for house hunting. When the scorching heat of summer gives way to the welcomed cool breezes of fall, people can’t wait to get back outdoors. The fall season is full of outdoor festivals, markets, and numerous occasions to enjoy the crisp, clear climate and calming colors of autumn leaves. This atmosphere couldn't be better for house hunting. When you list your home in the fall, it is a welcomed invitation for sellers to get outside and see your home in person where you can fully engage them and, hopefully, make a sale.

The season helps you sell. Leaves are falling gently from the sky in shades of red, orange, and yellow, porches adorned with pumpkins; a hearty casserole fills the home with enticing, delicious scents. From the spooky fun of Halloween to the family togetherness of Thanksgiving, no season captures the nostalgia and warm feelings quite like fall. And if you accentuate your home to create those warm seasonal sentiments, you can create a strong emotional connection with the buyer. Stage your home with a wreath of autumn leaves on the door or a few tastefully placed fallen leaves on a mantle. Have fresh Fall fruits and vegetables, like apples and sweet potatoes, in a rustic basket on the kitchen counter. Maybe even toss in a cinnamon stick to appeal to more than just your guests’ eyes, but their noses too. And don’t forget the pumpkin on the porch. When a seller can imagine themselves making seasonal memories in your home, that’s when they can truly fall in love with it.

Buyers are motivated to buy before the winter holidays
. Fall buyers are serious buyers. They want to settle in before the winter holidays come, and travel plans, children's school vacations, and out-of-town guests make moving an inconvenience. Not to mention winter's frigid, wet weather that can sometimes stop a moving cold.  This atmosphere is ripe for fruitful negotiation and a quicker sale. People are less inclined to drag their feet with the frosty winter on the horizon.

At the Creig Northrop Team, our real estate professionals can help you put your home in the best position to sell in the Fall or any season.
